Vacancy marginally increased from 17.2 percent in the previous quarter to 17.4 percent in the current quarter. The leasing market experienced an increase in activity over the past quarter due to the continual decline in rental rates. The increased activity improved absorption to a positive 102862 square feet, up significantly from the second quarter posting of negative 261403 square feet. Tenants in todays market are in the drivers seat and have the ability to lock in low rates at long term leases. Many tenants are downsizing or moving into similar sized spaces at lower rates to control their balance sheets says Jim Garinger, Principal and Managing Director of the Fort Myers office. Since the start of 2009, more then 317000 square feet of space was given back to the market by tenants, placing added competition on pricing for landlords. The overall average leasing rate continued to decrease throughout the year with the current average at $18.83 per square foot full service, down from $19.20 in the previous quarter.
